LENOX -- Sixteen deeds were recorded in Lenox between June 12 and July 11, 2026, but only three of those transactions disclosed a sale price — a pattern common in deed data that limits the window into market conditions during what is typically the region's peak real estate season.

MARKET OVERVIEW Of the 16 deeds recorded during the period, three carried disclosed consideration amounts ranging from $175,000 to $495,000. The median sale price among those three transactions was $277,000. The remaining 13 transfers did not disclose a sale price, as is common in Massachusetts deed records for trust transfers, mortgage-related filings, and certain institutional transactions. The period's lowest disclosed sale was 30 Sunset Ave., recorded June 17 at $175,000. The grantors were Irina Lugovskaya and Christina Maria Freund; Lee Bank is listed as the grantee.

NEIGHBORHOOD BREAKDOWN Crystal Street saw two deed filings during the period. At 12 Crystal St., Kiavi Funding Inc. transferred the property to Goldendoor LLC on June 22; no price was disclosed. JPMorgan Chase Bank N.A. appears as seller in two filings recorded June 12 — 54 Dunmore Court and 11 Blossom Hill.
